How Do I Control How Far in Advance Guests Can Book?

This guide explains how to use Smoobu’s Availability Settings. They help you manage how far in advance your property can be booked (your bookable window). Availability Settings are available for Airbnb, Booking.com, Expedia, and your Website (Smoobu Website or Booking Engine). Before configuring, ensure your Smoobu calendar is 100% complete.

Step-by-Step

1) Navigate to the Pricing tab

2) Above the Prices table, click Settings > Availability settings

3) Configure the settings: Default vs. Property-Specific and Relative Days vs. Fixed Dates

Default vs. Property-Specific

• Default settings – apply to all properties unless property-specific availability settings are entered.

• Property-specific settings (More Accommodations) – these override the default setting.

Relative Days vs. Fixed Date

• Relative Days – rolling availability. Choose a number of days (e.g., 365 days) from today’s date.

• Fixed Date – set a specific end date (e.g., 1/1/26). Update it when needed.

4) Click Overwrite Availabilities

⚠️ Important: Different portals allow different maximum booking windows:

• Booking.com: 2 years / 730 days

• Expedia: 18 months / 530 days

• Airbnb: 2 years / 730 days
