To add an apartment, house, or room to Smoobu, you create it as a property under Configuration > Properties. Every booking, calendar row, price, and channel connection attaches to a property, so this is the first thing you set up. Creating one takes under a minute; a few operational settings follow on its edit page.
Before you start
Have these ready before you create the property:
- The name this property has on your channels. Smoobu shows property names when you map channel listings later, so matching names make that step easier.
- The property's time zone and your standard check-in and check-out times.
- How much cleaning time you need between stays, if you want Smoobu to block days around each booking automatically.
Operational settings live here, sales settings live on the Booking Engine
The property's edit page carries the operational settings: name, time zone, check-in and check-out times, buffer days, and labels. The sales settings guests see when they book directly (cleaning fee, prepayment, marketing title, photos) are not on this page. They live in the Booking Engine settings: .
Steps
- In the left sidebar, open Configuration and click Properties.
- Under Add accommodation, type the property's name.
- Click Add accommodation. The property appears in the list.
- Click the Edit (pencil) icon on the property's row to open its settings.
- Set the Time zone to the property's physical location, not your own. It controls when "today" rolls over on that property's calendar.
- Set the Standard check-in time and Standard check-out time. Every new booking on this property is saved with these times automatically, including bookings you enter by hand. If you leave them blank, bookings are saved without check-in and check-out times.
- Set Block days before booking and Block days after booking if you need a cleaning window. Smoobu then blocks that many days around every booking automatically.
- Optional: attach Labels for filtering. To create a new label, click the + icon next to the Labels field, then click the + inside the small window that opens, type the name, and click Create. Labels are shared across all your properties, and you can filter by label in five places: the Calendar, the Bookings list, Messages, Analytics, and the Pricing rate calendar.
- Optional: use Group accommodations only if this property is part of a larger one, for example a room you also rent out as part of the whole house. See .
- Click Save.
Check it worked
Open the Calendar in the left sidebar: the property appears as its own row with the name you chose. Once a booking lands on it, the buffer days you set appear as automatic blocked days around the booking.
Common problems
I can't find the cleaning fee, photos, or marketing title
They are not on the property's edit page. Cleaning fee, prepayment, marketing title, and the property photo belong to the direct-booking setup and live in the Booking Engine settings: .
Clicking the property name doesn't open the settings
Clicking the name itself only renames the property in place. To open the settings, click the Edit (pencil) icon on the property's row.
The buffer days are missing around a credit card or PayPal booking
Normally Smoobu adds your blocked buffer days automatically when a booking lands. If they are missing around a booking paid by credit card or PayPal, see Buffer days missing after a card or PayPal booking.
Will I be charged for adding a property?
The Properties page shows how additional properties are priced. That price applies once you are on a paid subscription plan, pro-rated for the remaining term. On a trial account, adding properties costs nothing.
