Smoobu lets you add a cleaning fee and charge more when extra guests stay, so the price covers your real costs. Where you set these fees depends on the channel: your own website and booking engine are set inside Smoobu, while some channels are set on the channel's own site.
Before you start
You need both of these before you set your fees:
- Your properties created in Smoobu, under Configuration > Properties.
- Your booking engine set up, if you sell on your own website. See .
Each channel keeps its own fees
Smoobu holds the fees for your own website and booking engine. Airbnb, Booking.com, and other channels each keep their own fee settings, so you set (or match) those where the channel lives. This is also why a guest can see a different total from one channel to the next.
Set a cleaning fee or extra-guest fee for your own website
- Open Configuration > Booking Engine and pick the property.
- Open Accommodation settings.
- For a cleaning fee, enter an amount in your currency or a percentage in the Cleaning fee field; click the currency symbol (for example € or $) to switch between a fixed amount and a percentage. It's added to every booking through your booking engine.
- For an extra-guest fee, enter the amount in Extra guests / night. Use Starting at the [N]th guest to choose which guest the surcharge begins at (for example, the 3rd guest), and Max. number of guests to cap how many the property takes.
- Click Save.
To charge children a different amount from adults, switch the Request number of persons field in your booking engine settings to Request separately adults and children, then set the child amount in the Extra Child/nights field.
Set fees on your channels
- Airbnb: set your cleaning fee and extra-guest fee in your Airbnb settings, which you reach in Smoobu from Channels, then the Airbnb card's Additional Settings (the gear icon). For Airbnb you decide only how many guests are included in your base price and what each additional guest above that is charged, up to your maximum guest count. Airbnb accepts only one extra-guest amount, so you can't charge a rising amount for the 3rd, 4th, and 5th guest the way your own website can.
- Booking.com: set the cleaning fee and occupancy pricing in your Booking.com Extranet, under Rates & Availability. Smoobu does not push occupancy or extra-guest pricing to Booking.com.
- Agoda and Feratel: set the fee inside Smoobu, under Channels, on that channel's Additional Settings, the same place as Airbnb. The value you enter there must exactly match the same fee in the channel's own system (Agoda's or Feratel's), or the prices clash. It's the Smoobu channel setting that has to match the channel, not your booking engine.
- Other channels: set fees in each channel's own settings.
Check it worked
Preview a booking in your booking engine for a stay with more guests than your threshold. The price breakdown shows the cleaning fee as its own line; the extra-guest surcharge is included in the accommodation price rather than shown separately, so check that the total went up.
Common problems
Children I set to free are still charged
If you turn on separate adults-and-children pricing while surcharging for additional guests and set the per-child amount to 0, Smoobu still charges for the child at the adult extra-guest rate, so children don't stay free. There is no setting that fixes this today, and our customer service team can't change it either. Until it changes, a workaround is to either leave separate adults-and-children pricing off and build the free-children cost into your base price, or set a very low amount per extra child (for example 0.01).
The total is different on each channel
A guest can see a different total on Booking.com, Airbnb, and your own website because extra-guest and occupancy fees live in a different place for each channel. Airbnb collapses all extra guests into one amount. For Agoda and Feratel, the fee in Channels → that channel's Additional Settings must exactly match the fee in the channel's own system, or the totals won't line up. Set (or match) the fee on each channel to bring the totals together.
