The short answer: availability and nightly prices are managed in Smoobu, listing content and a handful of channel-specific controls stay on the channel's own site, and Booking.com and Airbnb draw that line in different places. Booking.com keeps most of its settings in the Booking.com Extranet, while Airbnb hands most of its settings over to Smoobu. This page maps out which side owns what, so your changes land where they actually take effect.
Availability and nightly prices live in Smoobu
Once a channel is connected, your Smoobu calendar decides what is bookable. Bookings and blocked periods in Smoobu push out to every connected channel, and nightly prices are managed on Smoobu's Pricing page, where edits reach your channels when you click Synchronize now (plus a one-time Overwrite Prices push right after connecting). Booking.com: Smoobu writes availability and the Standard rate, the Extranet keeps its own controls
Smoobu writes your availability to Booking.com's Rooms to Sell value: 1 when a date is open, 0 when it is not. Booking.com's own Room Status and rate-plan status are separate switches that live in the Booking.com Extranet, and Smoobu cannot open or close them. A date can therefore look open in Smoobu while Booking.com still shows it closed, because the room or rate plan is closed on Booking.com's side.
A rate plan on Booking.com is one sellable combination of conditions: its cancellation policy, its price, how far ahead guests must book, how long they must stay, the room type, and meals where they apply. A property usually runs several of them: Standard, Non-refundable, Weekly, Early Booker, or one you define yourself.
For prices, Smoobu pushes prices and the minimum stay to a single rate plan, the Standard rate. Other rate plans on your Booking.com property, such as the non-refundable or weekly plans, only follow along once they are set to derive from the Standard rate on the Booking.com side; if you don't find that option in the Extranet, ask Booking.com Partner Support to link the plan to the Standard rate. Linking is a per-plan choice, and you may not want to share everything: a weekly rate plan, for example, can derive its base price from the Standard rate while its minimum stay stays fixed at 7 nights. For a rate plan you deliberately keep separate, set its minimum stay directly in the Extranet, and remove rate plans you do not use.
Booking.com also lets you edit prices and minimum nights in the Extranet itself. Changes you make there show in Smoobu on the Pricing page, on the Booking.com line, and the percentage adjustment is not applied to them.
Everything promotional also stays on Booking.com's side. Discounts and offers remain editable in the Extranet while connected, and promotions such as Genius or the New Property Deal, occupancy-based pricing, and extra-guest fees are all managed there, not in Smoobu. See .
Airbnb: most pricing settings move into Smoobu
Airbnb is the opposite. Once connected, price management happens in Smoobu, and Airbnb's own price fields no longer accept manual edits. The Airbnb-specific levers move into Smoobu too: on the Channels page, open the Airbnb card's gear (⚙) icon to reach Additional Settings, where you manage the weekly and monthly discounts, early-bird, last-minute and mobile-only discounts, the Airbnb price markup, the New Listing Promotion, and the automated guest reviews (see ). Airbnb's Opportunities sit on the Airbnb card's Edit page, reached with the pencil icon. Change one of the non-discount settings on Airbnb directly and Smoobu's next synchronization overwrites it, which is why such an edit made on Airbnb can seem to vanish. Discounts are the exception: a discount you set directly on Airbnb is not overwritten by the next synchronization. Smoobu imports it, and you find it under Additional Settings.
Rule Sets can also be set up in Smoobu, under Season Rules.
A few things stay on Airbnb itself. Airbnb's Smart Pricing is turned off automatically when you connect; if it is ever switched back on in your Airbnb account, it overrides the prices Smoobu pushes, so turn it off there for your Smoobu prices to take effect. Airbnb's Weekend price setting does not have that effect: the prices synced from Smoobu take precedence over it. Pausing or hiding the listing is done on Airbnb.
Not every channel has Smoobu-side availability settings
Smoobu's self-managed availability settings (Pricing > Settings > Availability settings) exist for a subset of channels: Airbnb, Booking.com, Expedia, your Website / Booking Engine, and a few German channels. Channels such as Agoda and Trip.com are not in that set, so they do not appear on that settings page. Their availability still stays in sync through the channel connection; there is no availability settings page in Smoobu for them.
Common questions
Where do I change photos and descriptions?
On each channel directly. Smoobu does not sync listing content, so photos and texts are edited on Booking.com, on Airbnb, and so on, one by one. explains what syncs and what does not.
I set a discount on Airbnb directly. Is it lost?
No. A discount set directly on Airbnb is not overwritten by the next synchronization. Smoobu imports it, and it appears under the Airbnb card's Additional Settings, where you can manage it alongside your other Airbnb discounts.
My prices update everywhere except Airbnb
Check Airbnb's Smart Pricing in your Airbnb account; if it has been switched back on, it overrides what Smoobu pushes. My prices/availability aren't updating on Airbnb walks through the fixes.

Hi,
Are there any plans to support mapping to multiple rate plans. There are a couple of distinct advantages that this offers:
1 - can set restrictions from Smoobu for other plans such as non-refundable
2 - can limit when rate plans are made available, for more strategic pricing, eg: flexible cancellation rate plans can be made available only in the near-term book window
