This guide explains how to update your property’s prices and minimum nights. It covers step-by-step instructions as well as some important things to keep in mind when doing so.
You will see your properties here. If you are just starting, there will be many empty white boxes, for all dates. The larger box with the currency symbol is for the Price, while the smaller box with a moon icon is for the Minimum nights.
2) Click Change Range of Dates in the top left.
3) A popup will appear at the bottom right of your screen.
In the popup:
Select a First day of your change (example 9/10/25)
Select a Last day of your change (example 9/10/26)
Enter a Price - this will be your Base Price, before any percentage adjustments
Enter Minimum Nights
Select Accommodations / Properties that you change will apply to
Select Days to apply your changes to
Click Synchronize Now
4. After clicking Synchronize, you will see the message "Your prices are now synchronizing. This may take a few minutes."
Refresh your page and you will see your newly entered prices.
2) Click on the white box of the chosen day(s) and adjust the price and/or min. nights. Click elsewhere on the Pricing tab.
3) A Confirmation window will pop up. To confirm your entries, click on Synchronize now.
4) Would you like to check if your changes went through? Wait a bit (usually one minute maximum), refresh the page, and you will see the updates in the white boxes and, if you have connected portals, in the portals' rows below.
💡 Tips and tricks:
Always make sure your base price refers to the same number of guests. We recommend setting it for the minimum occupancy.
For portals that work with rate plans, Smoobu transfers prices and minimum nights to one single rate plan. We suggest using the Standard rate.
Any additional rate plans must be managed directly in the portals.
You may link additional rate plans to the Standard rate - this must be configured within the portal.
Your Base Price also applies to your own website (Website Builder & Booking Engine).
Changes do not apply existing bookings
Prices already in Smoobu won’t automatically sync when you connect a new portal or listing. Use the Overwrite Prices button to push your current rates for the first time.
Click the gray arrow next to Base Price to view the prices currently being sent to your connected portals (Airbnb, Expedia, Booking.com, Agoda,, etc.) as originally set in those platforms.
Currency defined in each portal will be respected. Smoobu only sends the numeric price value, which is then converted into a price according to the currency you have selected in each portal.

I am trying to synchronize the booking availability through Smoobu.
I go to Change Range of Dates, select the period from the first day to the last day, change the minimum nights from 1 to 2, in some accommodations, and then click Synchronize Now.
At that moment, the system seems to accept the change correctly, but from next day, some rooms automatically revert back to a minimum stay of 1 night.
