This guide explains how to configure occupancy-based pricing and additional guest fees in Smoobu. It covers where to define base occupancy, how to set pricing rules for extra guests, and how these settings are synced with connected booking channels.
Important considerations:
- First, make sure your Standard Rate is correctly connected to each booking portal. This applies to portals such as Agoda, Expedia, and Booking.com. You can verify this under Booking Portals > Additional settings (for the selected portal), where you must ensure that the “Standard rate” is selected from the list.
- All other rate types (for example, Flexible or Non-refundable rates) are not managed in Smoobu and must instead be configured directly within the respective portal’s website or extranet.
Your Website (built with Smoobu or externally)
Pricing for additional guests is configured under Configuration > Booking Engine. Start by selecting your property in the top-left corner, then define the number of guests included in the base price. Next, set the additional charge per extra guest, which can be configured either as a fixed amount or as a percentage (%).
In the example below, the Smoobu Pricing tab rate applies to 2 guests. From the 3rd guest up to the maximum occupancy, an additional fee of 15 EUR per night is applied per extra guest.
Airbnb
For Airbnb, you can set an additional guest fee directly from Smoobu. To do this, go to Booking Portals > Airbnb Additional Settings, select the property you want to edit, and enter both the number of “Guests included” and the “Price per extra guest.” Please note that only one extra guest value can be defined, which will then be applied uniformly to all additional guests.
For example, if your Smoobu rate is set for 1 guest, an additional fee of €20 per night will be charged for each guest starting from the second guest onwards.
Agoda and Feratel
For Agoda and Feratel, you can also manage individual pricing directly in Smoobu. This is done under Booking Portals > Agoda Additional Settings or Booking Portals > Feratel Additional Settings.
The pricing configuration entered in Smoobu must exactly match the settings in the respective portal to ensure correct synchronization and avoid discrepancies between platforms.
Booking.com
In Booking.com, the additional guest fees can be configured either as a fixed amount or as a percentage.
To set this up, go to your Booking.com Extranet and navigate to Rates & Availability → Pricing per guest.
Start by adjusting your Base Occupancy (this corresponds to the number of “included guests” in your rate).
Then enable the price adjustment option, enter either a fixed value or a percentage, and click Save changes. Repeat this process for any additional rate plans as needed.
