This guide explains how to set and manage advance notice (lead time) for bookings across Airbnb, your own website, and other booking portals.
Step-by-Step
Airbnb
1) In Smoobu, go to Booking Portals.
2) Click Additional Settings on the Airbnb line
3) In the red box, open the Availability tab and adjust the Minimum hours between booking and arrival setting.
This setting is calculated backwards from midnight (00:00) on the arrival date.
- For example, to prevent same-day bookings after 12:00 PM, set it to 12 hours.
- To require at least one day’s notice, set it to 24 hours.
Note:
If you enable Request to Book, your property will still appear available for last-minute bookings regardless of this setting. However, these will come through as requests, which you can accept or decline in Airbnb.
4) Save
Booking Engine / Smoobu Website Builder
1) In Smoobu, go to Configuration → Booking Engine.
2) At the top of the page, select the property or properties you want to update.
3) Set the Minimum days between booking and arrival.
For example, to require at least one day’s notice, set this value to 1 day.
Booking.com
1) Log in to your Booking.com Extranet.
2) Go to Rates & Availability → Calendar.
4) Above the calendar, tick the Restrictions checkbox.
5) If the restriction is already active, you will see a row called Minimum Advanced Reservation under each rate plan. You can adjust it per day or use the Bulk Edit option.
If you don’t see this restriction, contact Booking.com Partner Support and inform them that this setting is not managed via Smoobu/API and must be enabled on their side.
HomeToGo
1) In Smoobu, go to Booking Portals.
2) Click Additional Settings on the HomeToGo line
3) In the red box, open the Availability tab and adjust the Minimum days between booking and arrival setting.
4) Save
Expedia
1) Log in to your Expedia Partner Central account.
2) Go to Rooms & Rates → Room Types & Rate Plans.
3) Under Active Rate Plans, click Edit next to the rate plan you want to update.
4) Scroll down to Booking Restrictions and enable Advance and last-minute booking.
5) Set the Minimum days as needed.
6) Click Save to apply your changes.
Vrbo
1) Sign in to your Vrbo owner account.
2) Under Booking limits, select Minimum notice.
3) In Minimum days before check-in, choose the number of days required.
4) Click Save to apply your changes.
