This guide explains how you can set up Airbnb’s Non-refundable rate and ensure your property’s prices and minimum nights are correctly synced with both your Standard Airbnb rate and your Non-refundable rate.
Step-by-Step
1) Navigate to the Pricing tab and set your prices and minimum nights. You can also optionally apply a markup or percentage adjustment to send a different price to Airbnb than your base price.

2) Click Booking Portals → Additional Settings Airbnb (link here)
3) In the red Airbnb Settings grid (under Availability settings), click the Booking tab.
4) Select a cancellation policy, enter a percentage in the Non-refundable discount (%) field and Save
When the Non-refundable option is available
The discounted price appears in search results and is available for booking until:
- 1 day before check-in for Flexible cancellation listings
- 5 days before check-in for Moderate cancellation listings
- 14 days before check-in for Limited cancellation listings
- 14 days before check-in for Firm cancellation listings
- 14 days before check-in for Strict cancellation listings
Eligibility for the Non-refundable discount
In some cases, a stay may not qualify for the Non-refundable option. The Non-refundable discount will not be shown if the booking:
- Uses a Flexible, Moderate, Limited, Firm, or Strict cancellation policy and has a checkout date 60 days or more after the check-in date
- Is made through an invitation or special offer
How the Non-refundable discount appears to guests
During the booking process, guests will see both the Standard rate (labeled as Refundable) and the Non-refundable rate.
