When you sell a property or stop renting it, you can remove it from Smoobu. Removing a property is permanent: there is no undo and no way to restore it, so back up its data and clear its bookings first.
Before you start
Removing a property is permanent. Do all of this before you delete:
- Check that you really want to remove it, not just stop selling on one channel. If you only want to come off a single channel, disconnect that channel instead. Deleting removes the property from Smoobu completely.
- Handle every future booking on the property first. Cancel the bookings, refunding guests where needed, or move them to another property by creating them again on the new property and cancelling the old ones. If you delete a property that still has future bookings, those bookings disappear from Smoobu, but the guests still arrive because the channel keeps its own record.
- Know what you lose. When you delete a property, its Website Builder pages, its Guest Guide, and its online check-in content go with it.
- If the property is grouped, deleting it does not delete its sub-units. Deleting a parent leaves its sub-units in place as standalone properties (they are un-nested, not removed). Delete each one separately if you also want them gone.
- Please be aware: deleting a property will not result in a refund of amounts already invoiced and paid to Smoobu. See the billing section below.
Steps
- Back up the property's data. It is deleted for good, so save anything you may need later.
- Disconnect the property from every channel it is connected to. Disconnect each channel on the Smoobu side and on the channel's own side, so no channel keeps trying to sync a property that no longer exists. See and the connect guide for each of your channels.
- Delete the property. Go to Configuration > Properties and click Edit (the pencil icon) on the property's row. The trashcan button sits at the bottom of the property details page that opens; it is only visible there, not on the properties list itself. Click the trashcan and confirm. This is permanent.
Check it worked
- The property no longer appears under Configuration > Properties, and it is gone as a row on your Calendar.
- The property no longer counts toward the number of properties on your plan. What that means for your bill is explained below.
What deleting means for your Smoobu bill
Deleting a property will not result in a refund of amounts Smoobu has already invoiced and you have already paid.
On a yearly or two-year contract, property billing works like this: when you add a property, you pay the pro-rata amount from that moment until the end of your contract immediately, in a single invoice. If you then remove the property, there is no refund for the rest of the term, and if you add it back later, there is no credit for what you already paid. As long as you stay at or under the maximum number of properties you have already been billed for, adding and removing properties costs nothing new. A new charge only applies when you go above that already-paid maximum.
Common problems
A guest arrives for a booking I can no longer see
This happens when a property was deleted while it still had a future booking. The booking is gone from Smoobu, but the channel (Booking.com, Airbnb, and so on) still has its own copy, so the guest still comes. Open the booking on the channel to manage it there, and contact Smoobu Support if you need help sorting it out. Next time, cancel or move future bookings before you delete the property.
