1. New Property Deal
What It Is
The Booking.com New Property Deal is a promotional offer for new partners that gives them a temporary boost in visibility on Booking.com, typically in exchange for a reduced commission for a limited period after listing their property. Booking.com
Who Is Eligible
Your property can activate the New Property Deal if it meets both conditions:
- Fewer than 3 bookings
- Less than 90 days old

The New Property Deal is a promotional tool designed to help new listings gain traction. It:

- Adds a “New” label in search results
- Improves early visibility and booking potential

- Log in to your Booking.com Extranet
- Go to Promotions → Choose New Promotion
- Click “Add promotion” next to New Property Deal
2. Non-Refundable Rate Plan
What It Is
The Non-Refundable rate plan is a pricing option where guests receive a lower price but cannot cancel for a refund. It helps improve conversion and secure guaranteed revenue.
Step-by-Step
- Log in to your Booking.com Extranet and open your listing
- Go to Rates & Availability → Rate Plans → Add new rate plan
- Next to Non-refundable, click Add rate plan
- Configure Rate Plan Settings - Set up the following options:
- Whether meals are included
- Any value-added services
- Booking lead time requirements
- Minimum Length of Stay
- Under “Want to set a minimum length of stay for this rate plan?”, choose:
- No → Manage minimum nights via calendar or “Follow Restrictions” (shares rules with another rate plan)
- Yes → Set a fixed minimum stay (e.g., 3 nights)
- Under “Want to set a minimum length of stay for this rate plan?”, choose:
- Pricing Method - Under “How do you want to manage this rate plan?”, choose:
- Based on one of my current rate plans (recommended)
- Use Standard as the base rate - Apply a discount (e.g., 10%)
- Set it up as a new rate plan - Manage pricing independently
- Based on one of my current rate plans (recommended)
- Click Review → Activate Rate Plan
Syncing with Smoobu
- Go to Smoobu → Booking Portals → Additional Settings → Booking.com
- Assign a rate plan per property and save
- If derived from Standard, select Standard Rate in dropdown
- Go to the Pricing tab in Smoobu
- Set prices and minimum nights
- Optionally apply markup or percentage adjustments
How It Appears to Guests
During the booking process on Booking.com, guests will see:
- Standard Rate (labeled as Fully Refundable)
- Non-Refundable Rate (lower price, no cancellation option)
