When using Booking.com alongside a connectivity provider such as Smoobu, the Booking Extranet interface may appear slightly different. Some error messages can also be harder to interpret, as they are generated in the context of using a channel manager in general, rather than being specific to Smoobu.
In this guide, we highlight the most common scenarios to help you navigate and manage both platforms more easily and efficiently.
Case 1) Connections to fix : 0 (zero)
In most cases, when you see this section, it will display “Connections to fix: 0.”
This simply means that there are no issues or missing connections to resolve. The message is shown as a precaution in case any future connection problems arise, such as missing property mappings.
If you see “Connections to fix: 0,” you can safely ignore the warning displayed by Booking.com.
If there were any issues, the counter would show “Connections to fix: 1” (or more), and the specific errors would be listed in the box.

Case 2) "Your property is not bookable beyond DD-MM-YYYY"
If your property is not bookable or shows incorrect availability on Booking.com, there are several possible causes. Please check the following:
A) No Rooms to Sell
Rooms to Sell on Booking.com are managed through Smoobu’s availability settings.
To adjust them:
- Go to Pricing
- Click Settings (above the Prices table)
- Select Availability settings
- Enter the relevant setting
- Click “Overwrite availabilities”

B) Room status / rate plan is closed
While Smoobu controls the Rooms to Sell (as explained above), your room status is managed directly in the Booking.com Extranet.
To check and update this:
- Log in to the Booking.com Extranet
- Go to Rates & Availability
- Select Open/Close rooms
We recommend ensuring availability is open for at least the next 2 years.
C) Prices are missing or not synchronized
If no rates are entered or synchronized, Booking.com may close your property.

Case 3) Cleaning fees and other fees
All of these settings are configured in Booking Extranet, exactly like prior to using Smoobu. We explored Booking.com Help Center for you and found some guides:

Case 4) Booking restrictions: Check-in and check-out days, advance notice, max length of stay, etc
These settings are configured directly in the Booking Extranet, just as they were before using Smoobu.

Case 5) Price management: Standard rate plan + Rate plans set up + Discounts
Smoobu transfers pricing and minimum-night data to a single rate plan only, most commonly the Booking.com Standard Rate plan.
These secondary rate plans will not be displayed or managed within Smoobu’s Pricing page. All updates from Smoobu are always sent to the single selected rate plan, which is configured here.
For optimal setup and correct distribution across all rate plans, we recommend contacting Booking.com Partner Support to ensure your rate plan structure is properly configured.
Example workflow: Smoobu price input → Booking.com Standard rate plan → Derived rate plan (e.g., Non-refundable -10%)
