This guide explains how to make your property available again on Booking.com if it is showing as closed or unavailable. It covers the basic steps to fix your listing so guests can book it.
Signs your listing is not available
- When heading to Booking Extranet - Rooms & Availability - Calendar, your Room Status row is Closed on Booking.com (red color)
- You see a warning on your Booking Extranet which reads "Your property isn't bookable beyond DDMMYYYY. Add availability so you don't miss out on reservations."
Possible reasons
- Your listing is new and you have 0 Rooms to sell
- Your listing isn't new but the dates you're looking at have not been opened yet
- You have not entered prices yet
- Your Rate plan is closed on Booking.com.
- Your Room Status is closed on Booking.com
Quick solutions for the cases above
- Cases 1. and 2. Use Smoobu availability on Availability settings to have dates opened.
- Case 3. Please enter prices in Smoobu > Pricing. Check out more info on how to enter prices.
- Cases 4 and 5. Open your Room Status and/or Rate plan on Booking Extranet. This is something you do from Booking Extranet by going to Rates & Availability > Open/Close rooms. We recommend you to do so for 2 years.
In-depth explanations
Cases 1 and 2
With Smoobu’s Availability Settings, you can easily manage how many rooms you make available for sale on Booking.com.
1) Navigate to the Pricing tab
2) Above the Prices table, click Settings > Availability settings
3) Configure the settings: Default vs. Property-Specific and Relative Days vs. Fixed Dates
- Default settings – apply to all properties unless property-specific availability settings are entered.
- Property-specific settings (More Accommodations) – these override the default setting.
Relative Days vs. Fixed Date
- Relative Days – rolling availability. Choose a number of days (e.g., 365 days) from today’s date.
- Fixed Date – set a specific end date (e.g., 1/1/26). Update it when needed.
4) Click Overwrite Availabilities
Case 3
To be bookable on Booking.com, pricing must be entered.
1) Go to your Pricing tab
2) Click Change Range of Dates in the top left.
3) A popup will appear at the bottom right of your screen.
In the popup:
- Select a First day of your change (example 9/10/25)
- Select a Last day of your change (example 9/10/26)
- Enter a Price - this will be your Base Price, before any percentage adjustments
- Enter Minimum Nights
- Select Accommodations / Properties that you change will apply to
- Select Days to apply your changes to
- Click Synchronize Now
4. After clicking Synchronize, you will see the message "Your prices are now synchronizing. This may take a few minutes."
Refresh your page and you will see your newly entered prices.
Case 4 and 5
As mentioned above, Smoobu controls your “Rooms to Sell” row (highlighted below) by sending a “1” to Booking.com when your unit is available and a “0” when it is unavailable.
Your Booking.com room status is not linked to “Rooms to Sell” and is not controlled by Smoobu.
To update your room status, go to the Booking.com Extranet → Rates & Availability → Open/Close rooms.
Then select a date range, choose at least one rate plan (or Enter Room for all rate plans), set the room and rates to open, and save your changes. We recommend applying this for a minimum of two years.

we allredy linkt booking but our account is change so we want to chance and updat our new account

Booking.com is saying my calender is closed from 2nd September again! Please can you sort this ASAP, as it’s happened twice now where I think it’s open but booking.com says closed, please also check Airbnb.

I’m nit Sure what my problem is. I did change the rate plans but I’m not sure booking shows them Can you help me please?

I have done all of the above and even disconnec ted and reconnected booking.com but apartments 4 and 7 only keep close on Booking.com.. All other units are fine, can you please help? Thanks Emma
Can you come back to me on this, flats 7 and 4 Chancery Quarters keep closing within Booking.com as no inventory and I really need this fixed as it is affecting my income for the building. I have raised this before and no one at Smoobu seems to be dealing with it. Booking.com have said the fault is your end and you need to contact them.. PLEASE HELP URGENTLY!
