Connecting PriceLabs lets it manage your nightly prices in Smoobu. You fill in each property's details, click Connect, then copy Smoobu's API key and paste it into your PriceLabs account. Once linked, PriceLabs sends its recommended rates into Smoobu automatically. Make sure you already have prices set in Smoobu first, because PriceLabs overwrites your existing prices rather than creating them from scratch.
Before you start
You need all of these in place before you connect:
- A PriceLabs account. PriceLabs is a third-party dynamic-pricing tool with its own subscription and a free trial.
- Prices already set in your Pricing rate calendar. PriceLabs only sends prices when Smoobu already has prices to overwrite, so set at least a base price first. See .
- Each property's address complete in Smoobu. PriceLabs uses the address to find local market data, so an incomplete address stops it pricing that property.
How the connection works
PriceLabs and Smoobu sync two ways: PriceLabs sends its computed rates to Smoobu, and Smoobu sends your bookings and availability back to PriceLabs. The sync is not real-time; a change can take up to a day to appear (trigger a manual sync in PriceLabs to push it within minutes). PriceLabs overwrites the prices in your Smoobu rate calendar with its own, following the rules you set inside PriceLabs.
Steps
- In Smoobu, open Marketplace in the left sidebar and open PriceLabs.
- Fill in the Property Details for each listing: enter the complete Address, the number of Rooms & Beds, and choose your Amenities, then click Save. Repeat this for every listing.
- Click Connect. Smoobu generates an API key. Copy this key, paste it into your PriceLabs account, and click Connect via PMS there. The key flows from Smoobu into PriceLabs, not the other way round.
- Check that you have prices set in Smoobu's Pricing. PriceLabs overwrites these with its own recommended rates on its next sync.
Check it worked
After the next sync, PriceLabs' recommended prices appear in your Smoobu Pricing rate calendar, replacing the prices you had set. Your listings also show up in your PriceLabs dashboard. The sync is not real-time; a change can take up to a day to appear, so give it up to a day (or trigger a manual sync in PriceLabs) before checking.
Common problems
The connection fails or my listings don't come across
A common cause is clicking Connect before finishing the property details. Go back and fill in the Address, Rooms & Beds, and Amenities for each listing, click Save, then click Connect again. If the connection works but some listings don't come across, see .
PriceLabs isn't sending any prices to Smoobu
PriceLabs only pushes prices when Smoobu already has prices to overwrite. If your rate calendar is empty for a property, set a base price in Pricing first, then let PriceLabs sync again. For the full checklist, see .
A property shows a longitude or latitude error
PriceLabs works out a property's location from the address you entered. If the address is incomplete, it can't price that property. Re-enter the full Address in the PriceLabs record under Marketplace > PriceLabs and save. More detail is in .
Some of my PriceLabs settings don't reach Smoobu
A few PriceLabs features don't cross the connection: it can't manage multi-unit listings, and length-of-stay, weekly, and monthly discounts, as well as check-in and check-out restrictions, don't come through. Manage prices and availability that PriceLabs handles from PriceLabs, and set anything on this list directly in Smoobu.
