The most common reason is that PriceLabs only sends prices when Smoobu already has prices to overwrite. Set a base price in Smoobu's Pricing first, and PriceLabs pushes its rates on the next sync. PriceLabs syncs roughly once a day, usually in the early morning, so a recent change may simply not have synced yet.
First, check
- Do you have prices set in Smoobu for the property? PriceLabs overwrites existing prices; it won't fill an empty rate calendar. This is the most common cause, covered first below.
- Has it been less than a day since you connected or made a change? PriceLabs pushes to Smoobu roughly once a day, usually in the early morning. Wait for the next sync window before treating it as broken.
PriceLabs doesn't send any prices to Smoobu
PriceLabs shows recommended prices for your listings, but they never appear in Smoobu's rate calendar. PriceLabs is an override integration: it only sends prices if there is pre-existing pricing in Smoobu to overwrite. A property with an empty rate calendar is invisible to the push.
Seed the rate calendar first, then let PriceLabs sync:
- Set a base price manually: open Pricing, select the property, and set any price for at least one date range. shows how.
- Or import prices from a channel: if the property is connected to channels that already have prices, use Pricing > Settings > Import Prices to fill the rate calendar from the channel (see ).
Once Smoobu has any price to overwrite, PriceLabs' next sync pushes its rates. If nothing arrives after a base price is set, give it until the next daily sync window, then contact Smoobu Support. Support can check Smoobu's incoming logs to see whether PriceLabs is actually sending prices; if no incoming pushes are recorded, the problem is on PriceLabs' side and you'll need to contact PriceLabs.
A property shows a longitude or latitude error
PriceLabs flags a property with a lat/long error and won't price it. It works out the location from the address in the PriceLabs record, so an incomplete address or one that fails to resolve leaves it with no location and no pricing.
Open Marketplace > PriceLabs, open the affected property's record, re-enter the full Address, and save. Re-entering even the same address often fixes it, because PriceLabs retries the lookup with fresh input.
My listings don't appear in PriceLabs after connecting
You connected Smoobu to PriceLabs, but the listings you expect aren't in your PriceLabs dashboard. PriceLabs caches your listings when you connect and doesn't refresh them on its own after you add or change properties in Smoobu.
On the PriceLabs side, go to your Pricing Dashboard, choose to add or reconnect listings, select Smoobu, paste your Smoobu API key, and connect. This re-imports your current Smoobu listings into PriceLabs.
PriceLabs sends prices in the wrong currency
PriceLabs reads the currency from Smoobu when you connect. If your Smoobu currency wasn't set at that point, PriceLabs defaulted to something else.
Set your Smoobu currency correctly first (see ), then, in PriceLabs, trigger a manual sync so it re-reads the currency from Smoobu.
PriceLabs prices reached Smoobu but not all of my Booking.com rates
Your rates update in Smoobu and on your Booking.com Standard rate, but a different Booking.com rate plan (Non-Refundable, Weekly, Monthly, and so on) still shows old prices. Smoobu pushes prices and restrictions to one Booking.com rate plan only, your Standard rate; it does not update your other rate plans directly, so PriceLabs' prices reach the Standard rate but not the others.
Fix this once, on the Booking.com side, so the automation stays intact. Each other rate plan has to be set up as a derived rate plan that follows your Standard rate (technically, an XML reservation rate linked to it). In the Booking.com Extranet this is usually not a self-service setting: contact Booking.com Partner Support and ask them to set the rate plan as an XML reservation rate that follows your Standard rate's prices and restrictions. Once a rate plan derives from the Standard rate, the prices Smoobu and PriceLabs push flow through to it automatically.
- Remove a rate plan you don't actually sell, so it can't keep showing outdated prices.
Don't enter prices by hand on those rate plans. A manually set price stays fixed while PriceLabs keeps adjusting the Standard rate, so it goes stale straight away and undoes the automation you set PriceLabs up for.
Check it's fixed
Trigger a manual sync in PriceLabs. Within a few minutes you should see:
- Recommended prices landing in Smoobu's Pricing rate calendar, overriding the seed prices you set.
- Any lat/long error cleared.
- Missing listings appearing in your PriceLabs dashboard.
- The currency matching on both sides.
- On Booking.com, your derived rate plans showing the same prices as your Standard rate, once they are set to follow it.
Good to know
If you're worried that dates you've manually blocked in Smoobu (for cleaning, owner stays, or maintenance) will distort PriceLabs' pricing: they won't. PriceLabs treats manually blocked dates as unavailable, not as bookings, so only genuinely booked nights count toward the occupancy it prices against.
