After connecting Booking.com to Smoobu, you still log in to the Booking.com Extranet for some settings, and the Extranet keeps showing its own warnings and status messages. This article walks through those warnings and settings: "Connections to fix: 0" means nothing is wrong, and "Property is not bookable beyond" a date comes down to one of three causes, fixed partly in Smoobu and partly in the Extranet.

The Extranet shows a "Connections to fix" warning
"Connections to fix: 0" means there is nothing to fix. You can safely ignore it. If the number is 1 or higher, a Smoobu property and a Booking.com listing are not mapped correctly; describes the mapping step where you fix that. If one Booking.com listing stands for several identical rooms, see .
The Extranet warns "Property is not bookable beyond" a date
Smoobu writes only the Rooms to Sell value on Booking.com: 1 when a date is open, 0 when it is not. Booking.com's own Room Status and rate-plan status stay under the Extranet's control. When the Extranet says your property is not bookable beyond a certain date, work through these three causes in order:
- No Rooms to Sell for those dates. In Smoobu, open Pricing > Settings > Availability settings, make sure the range covers the dates, and overwrite the availabilities so Booking.com receives Rooms to Sell for them.
- The room or the rate plan is closed on Booking.com's side. In the Booking.com Extranet, go to Rates & Availability > Open/Close rooms and open both the room status and the rate plan for the affected dates. It is recommended to open a long range, up to two years ahead.
- Prices are missing for those dates. Enter the prices on Smoobu's Pricing page and confirm with Synchronize now. To push all your prices to Booking.com again in one go, use Pricing > Settings > Percentage adjustment > Overwrite Prices.
You can't find cleaning fees or other fees in Smoobu
For Booking.com, cleaning fees and other extra fees are managed in the Booking.com Extranet, not in Smoobu. The same goes for extra-guest fees and pricing per guest. Smoobu sends Booking.com your availability, plus your nightly prices and your minimum stay for one rate plan; it does not send fee settings.
You want to set check-in days, advance notice, or a maximum stay
These booking restrictions are managed in the Booking.com Extranet. Smoobu pushes your prices and your minimum stay to one rate plan on Booking.com; check-in and check-out days, advance notice, and maximum stay live on Booking.com's side, so set them there.
If the Extranet doesn't let you edit those restrictions at all, the rights aren't switched on for your rate plans yet. Message Booking.com from Inbox > Booking.com messages and ask them to open "Edit restrictions rights" and to set minimum stay through, release until, closed on arrival and closed on departure to editable. Once they confirm, you can set minimum and maximum advance notice, arrival and departure days, and minimum or maximum length of stay yourself.
A rate plan in the Extranet shows old prices
Your Smoobu prices land on the Standard rate plan only, so a Non-Refundable or Weekly plan can sit in the Extranet with outdated prices while the Standard rate is current. The fix happens in the Extranet: set the plan to derive from the Standard rate, and it inherits the pushed prices, minimum nights, restrictions, and availability from then on; ask Booking.com Partner Support to link the plan if you don't find the option. explains the whole rate-plan ownership model.
Rate plans also affect which bookings import: if a plan's label in the Extranet says "You will receive reservations via email", bookings made on that plan never arrive in Smoobu. explains how to have Booking.com link the plan to your connectivity provider.
Check it's fixed
The Extranet shows "Connections to fix: 0" and the "not bookable beyond" warning no longer appears for the dates you opened. Booking.com's public page can take a while to catch up with the Extranet, so check the Extranet first before judging by the guest-facing page.
