Smoobu Dynamic Pricing sets your nightly prices for you and pushes them to all your connected channels, so you stop adjusting rates by hand. It is a paid add-on that costs 12.99 euros per property per month, with a free trial before the first charge (30 days on Professional Pre-Paid, 60 days on Teams Pro +). You subscribe once, then set it up per property.
Before you start
You need all of these before you turn Dynamic Pricing on:
- An active Professional Pre-Paid or Teams Pro + subscription. Dynamic Pricing is an add-on, so it is not part of the free trial of Smoobu itself. You subscribe to it separately from inside your paid account.
- A base rate calendar already set for the dates you want Dynamic Pricing to cover. Dynamic Pricing only prices a night if a manual price already exists for it, so seed your prices first. See .
- No other dynamic-pricing tool connected. Only one pricing engine can manage your prices at a time. If you use PriceLabs, Beyond, Wheelhouse, or Smartpricing, disconnect it first. See .
How Dynamic Pricing uses your manual prices
Dynamic Pricing does not replace your rate calendar, it works on top of it. Your manual prices have to exist for a night for the algorithm to engage, and then Dynamic Pricing overrides them with its own nightly value. So you still seed a starting price for the date range you want covered, even though your typed values will not be the live rates.
Steps
- In Smoobu, open Configuration in the left sidebar and click Dynamic Pricing. You can also open it from the Marketplace tile in the Smoobu category. Both land on the same page.
- Click Subscribe, read the terms in the pop-up, and click I agree to activate. Your free trial starts now, and the add-on auto-charges after the trial unless you unsubscribe.
- Open the Accommodation settings tab. Under General settings, set your Currency. This currency applies to every property that Dynamic Pricing manages on your account, and it is the same setting as your booking engine currency in Booking System Settings: changing it in either place changes both (see ).
- Pick a property from the dropdown at the top. Fill in its Address (Street, City, and Postal code are required), the Rooms and beds details (at least the maximum number of guests), and tick the Amenities the property has.
- Under Default Prices, set the Minimum price. This is required, and Dynamic Pricing will never price a night below it. Also set the Maximum price. It is optional, but set it as a guard rail so the algorithm can never go above a ceiling you are comfortable with.
- Under Base Price customisation, choose a strategy. Data driven lets the algorithm set rates from market data, with a Conservative, Recommended, or Aggressive setting for how reactive it is. Rule based lets you type a single base price that the algorithm adjusts around.
- Click Save Property Data. Repeat steps 4 to 7 for each property you want Dynamic Pricing to handle.
- Open the Connection status tab. Switch the toggle on for each property you want Dynamic Pricing to start pricing. Smoobu Dynamic Pricing takes a few minutes to set the correct prices; once it's done, you see a notification within Smoobu.
Check it worked
On the Connection status tab, the property shows as enabled with its toggle switched on, and its status is no longer Incomplete data. Once it is enabled, Dynamic Pricing takes over the nightly rates for that property and pushes them to your connected channels.
Common problems
The property shows "Incomplete data" and won't turn on
A required field is still missing for that property, usually the Address, the maximum number of guests, or the Minimum price. Go back to the Accommodation settings tab, fill in the missing field, and click Save Property Data again.
The status shows "Insufficient data"
Dynamic Pricing needs enough comparable properties in your area to price well. Remote or niche markets sometimes do not have enough data, and you will see this status. Contact the Smoobu team so Smoobu can review your specific area.
My prices barely move, or a night shows below my minimum
This is usually a manual price sitting on top of Dynamic Pricing, or a minimum set too high. See My Dynamic Pricing barely moves or shows below my minimum.
I can't activate it because another tool is connected
Only one dynamic-pricing engine can manage your prices at a time. Disconnect the other tool first. See .
