Smoobu Dynamic Pricing is a paid add-on that sets your nightly prices automatically instead of you setting each night by hand. It costs 12.99 euros per property per month after a free trial, you can leave it on for some properties and not others, and turning it off is safe: you keep control of your prices either way.
Dynamic Pricing sets your nightly prices for you
Once you enable it for a property, Dynamic Pricing works out a price for each night from the property profile you enter (address, size, amenities) plus its own market data, and pushes that price to every connected channel, including Booking.com, Airbnb, and your own Booking Engine.
It works on top of your rate calendar, not instead of it. A night needs a manual price in your rate calendar before Dynamic Pricing will price it, and from then on the Dynamic Pricing value overrides your manual one. Your minimum and maximum prices are guard rails: the algorithm never prices below the minimum you set, and never above the maximum.
What Dynamic Pricing is not
- It is not your manual rate calendar. That is covered in , and you still use the rate calendar to seed the starting prices Dynamic Pricing builds on.
- It is not a third-party tool. It is built into Smoobu, so you do not create a separate account or paste in an API key.
- It cannot run alongside another dynamic-pricing tool. Only one pricing engine can manage your prices at a time, so if you use PriceLabs, Beyond, Wheelhouse, or Smartpricing, you disconnect it before switching to Smoobu Dynamic Pricing. See .
What it costs
Dynamic Pricing costs 12.99 euros per property per month. On a Teams Pro + plan billed yearly or every two years, the rate is lower, at 10.39 euros per property per month. There is a free trial before the first charge: 30 days on Professional Pre-Paid and 60 days on Teams Pro +. After the trial it charges automatically unless you unsubscribe.
Billing follows your main Smoobu subscription. If you pay yearly or every two years, Dynamic Pricing is billed for the same period rather than month by month, and it is charged only for the time left until your next renewal when you activate it partway through a cycle. If you unsubscribe, the add-on keeps running until the end of the period you already paid for, and there is no refund for the unused remainder.
What happens to your prices if you turn it off
There are two different ways to turn Dynamic Pricing off, and they behave differently.
Turning it off for one property leaves the prices Dynamic Pricing set for that property in place. Nothing reverts. Those values stay in your rate calendar until you change them yourself.
Cancelling the whole subscription gives you a choice for your prices:
- Keep the last dynamic prices. Your rate calendar keeps whatever Dynamic Pricing last set. Your older manual prices from before you turned it on are gone.
- Restore your original prices. Smoobu puts back the manual prices you had before you enabled Dynamic Pricing, and discards the values from the Dynamic Pricing period.
One detail either way: dates that were blank before you enabled Dynamic Pricing stay blank when you turn it off. Dynamic Pricing does not fill them in for you, so review your rate calendar afterwards and add any prices that are missing.
When Dynamic Pricing needs more data
Dynamic Pricing depends on having enough comparable properties in your area. In remote or niche markets there may not be enough, and the property shows an Insufficient data status. Contact the Smoobu team so Smoobu can review your specific area.
Common questions
Can I still change a price myself while it is on?
Yes. You can edit any night in your rate calendar on top of the Dynamic Pricing value at any time. Be aware that a manual price you set will hold that night fixed and stop it moving. If your prices later stop adjusting, see My Dynamic Pricing barely moves or shows below my minimum.
Can I use it on only some of my properties?
Yes. Dynamic Pricing is set per property. Turning it on for one property does not affect the others, and the rest stay on their manual prices.

I have been trying to get help with my dynamic pricing for 4 days and no-one is getting back to me - i cant save the new base rate - it doesn't save.
