Step-by-step: If you’re already listed on HomeToGo and connected to Smoobu
No action is required if you are already listed on HomeToGo and connected to Smoobu. Your listing will be automatically distributed to Google Vacation Finder, provided it meets the necessary requirements. Please see the section below for information on commission changes.
Step-by-step: If you’re not yet listed on HomeToGo
- Create a HomeToGo account via the link here and sign up to list your property.
- Complete your property profile with all required details, including photos, pricing, availability, and description.
- Once your listing has been verified, is live, and bookable, connect it to Smoobu:
- In Smoobu, go to Channels and click Connect next to HomeToGo,
- Click on “Connect account”, confirm the connection on the HomeToGo site
- Under each property, click “Not connected” and match it to the corresponding HomeToGo listing
- Click “Save”
- Please note the commission changes outlined below.
- Once connected, your HomeToGo listing becomes eligible for distribution to Google Vacation Finder (please allow some time for processing).
Commission
During sign-up, HomeToGo offers two commission / pricing models: “Host-only fee” and “Split fee.”
If you chose the “Host-only fee” option when signing up for HomeToGo:
- You will be automatically switched to Host-only fee Smoobu
- The commission charged to you is:
- 3% commission for bookings from Google Vacation Finder
- 15% commission for other HomeToGo bookings
- No booking fees are charged to guests.
If you chose the “Split fee” option when signing up for HomeToGo:
- Your commission remains the same
- The commission structure is the same across channels:
- 3% commission for bookings from Google Vacation Finder and HomeToGo
- Guests pay a booking fee determined by HomeToGo’s pricing intelligence.

I am having difficulty listing on HomeToGo due to my country. Is there anything you can do?
Due to legal and regulatory restrictions, listings in certain countries (such as Austria and France) are currently not supported. Unfortunately, we are unable to override or change this limitation at this time.
Can I exclude some of my HomeToGo listings from Google Vacation Finder distribution?
At this time, there is no option to exclude individual listings from distribution to Google Vacation Finder.

I don’t see my listing on Google. Can you help?
All eligible HomeToGo listings are distributed to Google. However, visibility is determined solely by Google and is outside of HomeToGo’s control.
Are there any other listing requirements?
Yes. Listings must meet the following requirements:
- Minimum stay requirement: less than 28 nights
- Maximum occupancy: between 2 and 15 guests
- At least 5 high-quality images
- Minimum 5 images must be at least 600 × 400 px
- A complete address must be provided, including:
- Valid country (from Google address)
- Postal/ZIP code
- Supported property types include:
boat, bungalow, cabin, caravan, castle, chalet, condo, cottage, dedicated room, duplex, farm, finca, gîte, holiday apartment, holiday house, loft, luxury, other accommodation, penthouse, riad, serviced apartment, studio, unusual, villa
